Yard Drainage in Park City and the Heber Valley

Every spring, the same thing happens across Summit and Wasatch County. Four feet of snowpack turns to water over about six weeks, the ground underneath is still frozen solid, and all of that melt has nowhere to go but sideways across your yard. Homeowners who never thought about drainage in July are suddenly watching a pond form off the back patio.

Yard drainage in this valley is not the same problem it is in Salt Lake or St. George. Our water arrives as a slow, sustained release from snowmelt rather than a fast summer downpour, and it hits soil that cannot absorb anything because it is frozen. That changes which drainage solutions actually work here.

Why yard drainage problems are worse at elevation

A few local conditions stack against you.

Frozen ground blocks infiltration. Normal soil takes in a good share of rainwater. Frozen soil takes in almost none, so nearly all of the melt becomes surface runoff. A yard that handles summer storms fine can flood every March.

Clay and compacted soil. Much of the Heber Valley floor sits on heavy clay. Add the soil compaction that comes with new construction, where heavy equipment has driven over the site for months, and water flow slows to a crawl. Compacted soil sheds water almost like pavement.

Slope. Steep Summit County lots concentrate runoff. Water crossing a neighbor's uphill parcel arrives at your foundation with volume and speed behind it, causing soil erosion along the way.

High seasonal groundwater. In parts of the valley, the water table rises sharply during runoff season. When groundwater comes up to meet surface water coming down, even a well graded yard can stay saturated for weeks.

Reading your own yard drainage issue

Before anyone sells you a drainage system, figure out what is actually happening. Walk the property during the melt, not in August.

Puddles that sit for more than a day point to a low spot with nowhere to drain or to soil that cannot take water in. That is a grading problem or a compaction problem.

Water sheeting toward the house means the grade slopes the wrong way. Ground should fall away from the foundation over the first several feet. This is the single most common source of basement flooding, and it is often the cheapest bad drainage to correct.

A soggy strip that never dries usually signals a high water table or a subsurface spring, which needs a different fix than surface water pooling.

Gullies, exposed roots, and displaced gravel are erosion, and they tell you where water is moving fast. Follow that channel uphill to find the source.

Damp basement walls or efflorescence mean water is already reaching the foundation. Interior symptoms almost always trace back to an exterior yard drainage problem.

Yard drainage solutions that work here

There is no single yard drainage solution. Effective drainage usually combines two or three of these.

Regrading

The most underrated fix. Reshaping the ground so surface water moves away from structures and toward a safe outlet solves a surprising number of drainage issues without installing anything. If the grade is wrong, no yard drain will save you, because water has to reach the drain before the drain can help.

French drain

A french drain is a gravel filled trench with perforated pipe at the bottom, wrapped in filter fabric, that collects subsurface water and carries it away. This is the right call for a chronically saturated area, a hillside seep, or a wet foundation wall. It handles water already in the soil rather than water sitting on top of it.

Channel drains and trench drains

A channel drain is a linear grated drain set flush into a hard surface. Channel drains across a driveway apron, at the base of a sloped drive, or along a garage entry intercept water runoff before it reaches the building. On a steep Park City driveway, a trench drain system is often the only thing standing between snowmelt and your garage floor. Same product family, different names, and both belong wherever a hard surface directs water toward a structure.

Catch basins and surface drains

Surface drains and catch basins pick up standing water from lawn low spots and tie into solid pipe that carries it to daylight or an approved storm drain connection. Simple, and highly effective on flat yards where water accumulation is localized.

Dry wells

An underground gravel chamber that holds runoff and lets it soak in slowly. Useful where there is no downhill outlet, though performance drops when the ground is frozen or groundwater is already high, so it works best paired with surface fixes.

Dry creek bed and rain garden

The landscape drainage options. A dry creek bed is a rock lined swale that moves water visibly across the property and doubles as a design feature. A rain garden is a planted depression that captures and infiltrates rainwater with deep rooted plants. Both handle real volume and look intentional rather than industrial. Choose plants rated for our winters.

Where drainage projects go wrong

Draining to nowhere. Every drainage system needs a legal, downhill outlet. Pipe that dead ends is just a buried reservoir.

Undersized pipe. Snowmelt runs for weeks. Size for sustained flow, not a single storm.

Wrong drainage materials. Washed gravel, proper filter fabric, and rigid pipe cost more than the cheap corrugated alternative and last several times longer. Fines migrating into an unwrapped trench will clog a french drain within a few seasons.

Insufficient depth. Shallow lines freeze here. Anything expected to carry water in March needs to be set below frost or sloped hard enough to drain empty.

Pushing the problem onto a neighbor. Concentrating water drainage onto adjacent property creates a liability, not a solution. Responsible water management ends at a legitimate outlet.

The cost of ignoring it

Poor drainage does not stay a yard issue. Water against a foundation finds its way in, and the water damage that follows costs many times what proper drainage would have. Chronic saturation heaves and cracks flatwork, kills lawn and expensive plantings, drowns trees, and strips topsoil through erosion year after year. It also undermines retaining walls, which are only as stable as the drainage behind them.

Fixing a drainage problem is a scheduled expense. Repairing what it damages is not.

Timing matters in the mountains

Excavation season here is short. The window for drainage work runs from roughly late spring, once the ground thaws and dries enough to hold an open trench, through late fall before the ground freezes.

The smart sequence is to diagnose in March or April while the water is visibly running and you can see exactly where it goes, then schedule the work for early summer. Waiting until you have standing water again next spring costs you a full year.

Talk to a crew that moves dirt for a living

Yard drainage is an excavation problem before it is a landscaping problem. Grade, soil, and pipe placement determine whether it works, and those are decided with equipment and elevations rather than plantings.
